[...] While the banking industry may be in disarray, this can have benefits for the consumer. As a general rule, the consumer wins when industries compete. Banks are doing what it takes to attract your business. Of course, the biggest savings in banking is the unbelievably low mortgage rates of today. We will most likely never see rates, this low again, in our lifetimes. Combine this low mortgage rate with the low prices homes sell for in this extreme buyer’s market and now may be one of the best times to purchase a new home. [...]

Purchasing your first home is the biggest investment of your life! Last year I got myself into a house, especially taking advantage of the Obama incentive. But like you I did have a few questions afterward. There were a number of things I would have done differently. I wasn’t aware of the difference between conventional and FHA loans except the down payments are different, and the steps to follow up to the point when you close. I really needed a mentor! However, im in the process of purchasing my investment home. Even though I learn a few things from my first experience buying a home I found this website www.mysixpercent.com that showed me the terminology and steps to purchase a home. Thought I throw that in there incase it can help others, it did for me!

Miranda: I agree with you, I'm not a big fan of dealing with renters either. However, I'd like to invest in a home, but since I'm fairly young I'm not sure where my career will take me in the next 5-7 years. However, I live in a place where I'm fairly certain I can find renters if I had too.
